LEGIONELLA ASSESSMENT
All properties rented out now require a Legionella risk assessment to identify any potential risks to the tenants and identify any areas in which the property may need to be changed to reduce such risks.
Legionella are bacteria that are common in natural and artificial water systems i.e. storage tanks, pipework, taps and showers.
The law requires that a risk assessment is carried out and control measures are put in place. An experienced person should inspect the property in particular the water systems, and ascertain the temperature of the boiler settings and cold water flow and complete an annual report, which should be renewed each year and kept on file by the Landlord.

The tenant has certain responsibilities and a flyer should be given to any new tenant on entry to the property and any existing ones where this has not been served outlining what is required from the tenant during their tenancy. A free sample is available on application.
